Here Are A Few Ideas On How to Prepare Your Home For Sale.

As a group of designers and architects who have planned, designed, built, sold, leased long, or short term luxurious single-family houses, we will share some ideas on how to prepare your home to be in perfect shape for selling, or leasing it. If you think you can leave everything to your broker, that could be a mistake. We highly recommend being the captain of your own ship with selling or leasing your property, regardless of hiring a broker.
#1 Belongings:The first thing you should do is to make sure your belongings are out of sight! If you want potential buyers to visualize themselves in their new home, which is currently yours,
eliminate clutter and replace any old items such as curtains, rugs, lamps with new ones. Always remember the rule that “Less is more”! Minimum is the name of the game as far as small items.
#2 Staging: It will be way easier for you to work with a staging company if you are not a designer, pro, or have a great eye for staging.
We highly recommend investing in professional staging, please don’t make a mistake choosing the cheapest company. Great staging can cover up home defects and make the home more appealing to potential buyers.
Pro tip: We suggest picking natural colors for furniture like white and sand instead of strong colors like purple, pink, or turquoise.
While your personal taste may work for you, you want to make sure you will cover the taste of others, which is more likely to be on the bright side of the color palette.
Check your options! A good broker will bring you a few staging companies to the table, and a good one would usually be involved in the staging process.
#3 Natural light: Make the space bright and inviting by letting natural light in. Ideally, showings should take place when your home looks its best, so if you can choose your showing time wisely!
#4 Finishing touches: Add some finishing touches. Lemons always add a nice colorful touch, or a nice plant to add some vividness to the space. If you choose a planter, make sure someone will take care of it, as the last thing you want is smelly withered flowers.
#5 Outdoors: This is the first thing people will see, so make sure your garden looks at its best. If you have gates or doors that need some WD-40 please take care of those.
Always try to look at your own property from an outsider's perspective, and while we don’t expect you to take care of everything yourself, you better run the show and don’t give your full trust to the broker. Always remember that $100K for you is only about $5K to the broker, so you want to have your hands on.
